Healthcare real estate investment trusts have earned their rightful place in the portfolios of income investors, for good reason: The population in the U.S. is growing, but also aging, which makes for attractive long-term investment potential. This company is an interesting healthcare REIT with an equity value of ~$2.3 billion. The healthcare REIT is playing the SNF market, and has potential to grow its valuation through acquisitions. It sells for ~9.3x this year's estimated normalized FFO. An investment in the company yields 8.48%.
One healthcare REIT I think is worth mentioning is Care Capital Properties, Inc. (NYSE:CCP), a company that operates in the skilled nursing facility market, has many and deep operator relationships, and is highly diversified geographically. Care Capital Properties is well positioned with its skilled nursing facility portfolio to tap into the lucrative and growing market for senior healthcare demand. The SNF market is highly fragmented, therefore offering significant growth opportunities for smaller healthcare REITs such as Care Capital Properties.
